Get to know Sheldon Oppermann

Chief Financial Officer & General Counsel, New Land Enterprises

At the end of 2018, UW‑Milwaukee and Marquette Law School alum Sheldon Oppermann joined New Land Enterprises, a Milwaukee real estate development and property management company. New Land developed the world’s tallest mass timber structure — the Ascent luxury high rise project in Milwaukee — and has recently expanded into Northeast Wisconsin.

Insight: Tell us about your recent/upcoming projects in Northeast Wisconsin.

Oppermann: We are thrilled to have expanded into Northeast Wisconsin. We just opened our NOVA building in Green Bay. The 269‑unit project is a building of substantial size for Green Bay, and with that size comes a lot of great and unique amenities. We also just launched our Lockside project in De Pere. That project is a mixed‑use building featuring ground‑level retail, 144 luxury apartments, and 30 condominium units. Most of the units, including walk‑out townhomes, are right on the Fox River.

What makes Northeast Wisconsin a desirable market?

The people we have gotten to work with here really care, like, a lot. It has been really great to work with the municipalities. There’s a genuine care for making sure the right thing gets done. The contractor/subcontractor labor here is also really hardworking and thoughtful. It is a remarkable thing to finish a project as large as NOVA in Green Bay as quickly as we did with such high‑quality work.

What’s your biggest advice to those in the development community on  executing successful projects?

I’d say that it is critical to do what you say you are going to do. That may seem like common sense, but in the realm of real estate development, you are being entrusted with thousands if not millions of dollars, both from investors and lenders; you are being trusted by the community and by the tenants or buyers of your project. If your track record says you can be trusted, well, then you get to do another project.

What can attendees to InDevelopment expect to hear from you?

I look forward to sharing some of the history of some of our projects. I also look forward to sharing some of the creative problems that have been solved along the way on projects. I hope by sharing, attendees can learn from something we went through, so maybe they won’t have to.
