Menasha saw a 10% increase in equalized value last year, making it the second fastest-growing community in the Fox Cities. The city’s Menasha 2035 Comprehensive Plan focuses on infill housing, downtown redevelopment, and better use of its extensive waterfront and canal system along the Fox River, Lake Winnebago, and Little Lake Butte des Morts.

Centrally located just minutes from downtown Appleton, downtown Neenah, and its own revitalizing historic downtown, Menasha offers regional access with space to build. The city is assembling property, including three acres downtown, to support new housing and commercial development. It also recently approved zoning for 105 market‑rate apartments and is completing the final phase of a $500,000 EPA brownfields grant, targeting key redevelopment sites like the former Gilbert and Banta paper mills.

As a landlocked city, Menasha is focused on strategic infill and land reuse. Key redevelopment opportunities include the former UW Oshkosh Fox Cities campus near U.S. 441 and active growth corridors along Oneida Street and Appleton Road.

Community partnerships are adding momentum. The newly established Little Lake Butte des Morts Lake Association is focused on water quality and shoreline protection, while Menasha Forward is laying the groundwork for a downtown organization centered on business support and placemaking.
