ThedaCare to build townhomes near Neenah hospital

ThedaCare plans to build 56 townhomes on the former Roosevelt School property just north of the hospital on Doty Island in Neenah.

According to documents from the Neenah Plan Commission, ThedaCare wants the 2.2 acre property rezoned.

Brannin Gries of Gries Architects wrote in a letter to the city: “The redevelopment directly supports the ongoing program and employment initiatives of ThedaCare Regional Medical Center. In particular, ThedaCare is launching a new doctor residency training program scheduled to begin in July 2026, and these townhome units are being designed specifically to provide high-quality housing for medical residents. By offering attractive living space adjacent to the hospital, the project will create a strong incentive for new doctors to train, live, and establish their careers in Neenah. The combination of this new program and the residential development will be instrumental in bringing medical professionals to the area and retaining them longer-term, thereby enhancing healthcare access for the community.”

Construction will start as soon as the project is approved with half the homes being ready next summer and the other half ready in the fall of 2026.

The site lies directly north of ThedaCare hospital and is near another undeveloped area in Neenah on Doty Island. To the west of the site are commercial properties while one and two family dwellings are east of the site.

When the school closed in 2022, John Bergstrom purchased the property and donated it to the hospital.

ThedaCare announced its Graduate Medical Education program in 2023 and space for the program was included in the hospital’s $100 million renovation project which was completed at the end of 2023.
